    Where rental demand is strongest

    Each ZIP gets a 0–100 score from four rental measures, weighed against other Truehold ZIPs: 12-month rent growth (35%), gross yield (25%), days on market (25%) and rentals listed (15%). A ZIP needs at least 10 rentals in the last 90 days to be scored; 647 of 1,464 ZIPs (44%) qualify this edition.

    How we score

    Each measure becomes a percentile among the scored ZIPs, and the score is the weighted sum: rent growth over 12 months 35%, gross yield 25%, days on market 25% (fewer days scores higher) and rentals listed in the last 90 days 15%. Gross yield is 12 times the average estimated monthly rent divided by the average estimated home value.

    Only the top 10 of each list is ranked. Ties share a rank, shown as “4=”, and a tie at 10th keeps every tied entry. Nothing below the cut is ranked.

    Most improved. Annualized 3-month rent growth minus 12-month rent growth. A momentum indicator: it is seasonal, so a spring rise can look like improvement.

    Top MSAs. A market is Truehold’s market area: the ZIPs it publishes in a metro, not the full Census metro. Markets need at least 100 rentals in the last 90 days, and rental volume is counted per 1,000 homes so large and small markets compare fairly. Rent growth averages the ZIPs’ own growth rates, so it is approximate.
